DESIGN CONCEPTS FOR TRANSITIONS BETWEEN CENTERS AND NEIGHBORHOODS DESIGN CONCEPTS FOR TRANSITIONS BETWEEN CENTERS AND NEIGHBORHOODS TRANSITION APPROACHES FORM USE ARCHITECTURE NATURAL BUFFERS Providing for the growth of mixed-use centers raises the challenge of how to transi on between these new denser areas and established neighborhoods. Determining the appropriate design approach for managing transi ons between developments will depend on the objec ves for the transi onal space: separate developments or connect them. This sec on sets out different approaches to making transi ons that can be considered when approving future mixed use developments. Design can be used to smooth connec ons between individual developments. An a rac ve, walkable, transi onal space can be achieved through building form, land use, and architectural elements. Design can also be used to separate and protect neighborhoods through the preserva on of or plan ng of a natural buffer. Walkable connec ons to surrounding neighborhoods can be the lifeblood of mixed use spaces, but there are s ll mes where it will be appropriate to provide separa on. This sec on highlights several examples for crea ng transi ons between mixed use centers and exis ng neighborhoods: connec ng with (1)form, (2)use, and (3) architecture, or separa ng with (4)natural buffers. These four strategies are not mutually exclusive, and a good design transi on could make use of one or many of these approaches. 53 COUNCIL FINAL PUBLIC MEETING DRAFT [JAN. 24, 2017]
