CHAPTER 6:SHAPE Encourage Downtown Reinvestment and Redevelopment While Supporting a Range of Uses 4 Major Actions: • Update zoning districts and related development standards to implement the downtown vision. This includes evalua ng ex- is ng development regula ons and design standards, and up- da ng the regula ons using a form-based or hybrid approach that can be er achieve the objec ves and guidance of this plan. These revisions should seek to incorporate the mul ple documents (e.g., streetscape standards and design guidelines) that are currently used to guide growth and development in and around Downtown Cary. New development regula ons should streamline, consolidate, and modernize development standards, consolidate current downtown sub-districts, and streamline the permi ng process. New regula ons should also include incen ves for adap ve reuse and preserva on of historic downtown buildings. New and/or amended design guidelines should address the design opportuni es presented in the Downtown Special Planning Area. They should include best prac ce design solu ons for infill and redevelopment that complements adjacent buildings. The guidelines should also address best prac ces for designing development near poten- al railroad overpasses and bridges over railroads; transit-ori- ented designs should be incorporated around future regional rail and BRT transit sta ons. • Iden fy and implement strategies for maximizing the use of the Business Improvement District. 176
